Intrawest Placemaking is proposing to develop the 90-acre Rodeo Grounds site in June Lake, CA.
This site is located across from the June Mountain parking lot at the intersection of Highway 158 (Boulder Drive) and North Shore Boulevard. This Rodeo Grounds Specific Plan describes a proposed project and provides detailed regulations and guidelines for the development of the site.
This plan is in concert with the development intent and guidelines for the Rodeo Grounds site, as established in the “June Lake 2010: June Lake Area Plan”, reflecting the vision and goals of the Mono County General Plan.
A Specific Plan is a planning document which establishes the type and pattern of land uses for a designated development project site which are more specific than those normally provided by either the local General Plan or zoning ordinances. As defined by the State of California Government Code, Article 8, Section 6540, a Specific Plan includes text and diagrams which specify the following in detail:
- The distribution, location, and extent of the uses of land, including open space, within the area covered by the Specific Plan.
- The proposed distribution, location, extent, and intensity of major components of public and private transportation, sewage, water, drainage, solid waste disposal, energy, and other essential facilities proposed to be located within the area covered by the Specific Plan, need to support uses described in the Specific Plan.
- Standards and criteria by which development will proceed, and standards for conservation, development, and utilization of natural resources, where applicable.
- A program of implementation measures including regulations, programs, public works projects, and financing measures necessary to carry out the project or projects described in the Specific Plan.
In addition, a Specific Plan includes a statement of its relationship to and conformity with the local General Plan. It replaces the existing zoning regulations and effectively becomes the new zoning ordinance for the area covered by the Specific Plan. The Specific Plan provides detailed land development plan and zoning requirements, which address site-specific conditions and constraints, (State of California OPR, “The Planners Guide to Specific Plans”, 1998).
